Insulating your roof? You do that with Dakonderhoud Willemsen
Insulating a roof from the outside is mainly done when repairing or renewing the roof covering. This method is useful if the space under the roof is already finished because the finish does not need to be changed.
Installing roof insulation on the outside prevents loss of space inside, but is more expensive than roof insulation on the inside.
Insulating the roof from the outside
A pitched roof is traditionally insulated on the inside. However, insulation on the outside is also a good option. A roof that is insulated on the outside is also called a 'Sarking roof'. This modern way of insulating on the outside offers a number of advantages over the traditional way of working.
Advantages
Insulate from outside
- The interior of the house remains untouched. There is also no loss of space inside.
- A Sarking roof can be realized quickly. With insulation on the inside, the interior space is uninhabitable for a longer period of time.
- The roof structure is well protected against moisture and weather influences (frost, expansion and shrinkage).
- Interesting for roofing renovations.
- The insulation shell is continuous with this form of roof insulation. This is in contrast to insulation along the inside, where cold bridges can develop more quickly.
Disadvantages
Insulate from outside
Every insulation method has its positive and less positive properties. This is also the case with a Sarking roof. To determine whether roof insulation from the outside is the best option, you should consider the following:
- Insulating a Sarking roof requires the necessary expertise. For example, good air tightness is sometimes difficult to achieve without the right knowledge and experience.
- The type of insulation material used in this form of insulation (often rigid insulation panels) is less soundproof than standard insulation materials such as rock wool and glass wool.

Existing roof tiles
Recover/Reuse?
Sometimes homeowners wonder whether it is not possible to recover the existing tiles during roof renovation. In principle this is possible, but for the following reasons it is not advisable to do this:
- Old tiles that have been on a non-insulated roof often suffer from invisible frost damage. When they are then placed on a well-insulated roof, there is a risk that they will freeze and break when it freezes.
- It is difficult for the roofer to finish the new roof aesthetically perfect with old tiles. Usually the tiles are not dimensionally stable, which makes laying them difficult.

Insulating a flat roof
A warm roof refers to the location of the insulation in relation to the roof boarding. In a warm roof, the roof insulation is applied to the outside of the supporting structure. On top of this insulation, a cover or water-repellent layer is then placed, such as epdm, rubber or roofing.
With a warm roof there is no cavity. This means that the roof heats up together with the house. As a result, the roof structure is more resistant to different weather conditions and there is less chance of cracks forming in the roof floor. Roof insulation from the outside also ensures that the roof functions as a heat buffer. The roof stores heat during the day and gradually releases it in the evening.
In the case of a roof insulated on the outside, a vapour barrier is placed under the roof insulation. This prevents moisture from the underlying floor from reaching the insulation and condensing, which has a negative effect on the insulation value.
Insulating a roof from the outside is the most commonly used roof insulation technique, especially for flat roofs. There are 2 options for installation. Either the existing roof skin is removed, or a new warm roof is placed on top of the existing roof skin. The insulation can be installed mechanically using cold glue or a foaming PU glue. It is also possible to install the insulation loosely.
